PROPERTY MANAGEMENT

The second component relates to the management of your property whether or not your intention is to create rental income through long term, short term or holiday rental agreements. This is the key component of ROPUK After-Care’s business policies and objectives.

Inspection checklist

ROPUK After-Care’s package to manage your property is to ensure the apartment or villa is looked after as though you were living in it yourself. The regular inspections, the itinerary controls and the preparation of the property before and after each user enjoys the benefits; makes this an essential service for any owner not able to visit the property themselves on a regular basis.

ROPUK After-Care will inspect the inside and outside of your property every two weeks, whether it is occupied or not (or every three months if on a long term tenancy), and will arrange additional services such as private pool cleaning and landscaping of private gardens, as required, where not already maintained by the resort site management.

When offering the property for rental there is a requirement that the property owner lodges a £500 security deposit, in a designated client account, when signing ROPUK After-Care agreements. This sum will be held until the agreement is terminated, after which the money will be returned.

Inspection checklist

As an owner ROPUK After-Care will provide an on-line real time portal that allows you to see the availability of your property at a glance; the calendar also records your own use, guests you have allowed to use the property for free and even records those guests you make a small charge to use your property, without incurring fees or charges by ROPUK After-Care. However, when booking yourself, friends or family into the property it immediately notifies our resort staff that you, or your guests, will be coming.

This enables us to prepare your property for your arrival without you having to make phone calls or write email as we know who you are and we will do the rest.

It is extremely important that the owner appreciates the ultimate responsibility for the property welfare is with the owner themselves.

Utilities tend to be an area that requires constant attention in order that the property enjoys a continuous supply of water and electricity. ROPUK After-Care can administer the payment of these invoices when the utility bills arrive, however, there will be an administration charge levied. Care must be taken not to be cut-off or should there be occupants in the property at the time they will need to be moved to another property losing the owner rental income and creating additional cost.
